Mortgage Fulfillment Specialist
RNB State Bank/Front Range State Bank is looking for a knowledgeable Mortgage Fulfillment Specialist to join our team!
The Mortgage Fulfillment Specialist (MFS) is a key role in the redevelopment of the Front Range/RNB State Bank’s mortgage department. As such, the MFS will be expected to work alongside the Chief Retail Officer in the development and creation of the policies and procedures that will govern the origination/fulfillment process of both secondary market mortgage loans, as well as internal loan products such as portfolio mortgages, HELOCs, bridge loans, construction loans, etc.
Essential Duties and Responsibilities:
- Serve as subject matter expert for all aspects of the secondary market loan origination process
- Assist in the fulfillment process of internal loan products
- Review loan application files for accuracy and completeness, including a pre-underwriting review process
- The MFS will be responsible for issuing TRID documents as well as closing documents
- Validate and verify loan application data related to assets, liabilities, income, debts, employment, etc.
- Submit loan applications to underwriting
- Ordering of applicable documents from third party vendors, i.e. hazard insurance, HOA documents, title documents, etc.
- Assist in mortgage loan pipeline management, including, but not limited to, tracking regulatory deadlines, status of each application within the origination process, ordering of appraisals, closing date, etc.
- Processing rate lock requests
- Assist in overseeing multiple loan files within the closing pipeline
- Assure all Federal & State regulations are adhered to
- Update information in the loan operating system
- Assists in the coordination among all parties in the mortgage lending process.
- Master the Bank’s loan operating system
- Communicate with and facilitate processes and parties in the origination process.
- Operate within a team environment and effectively communicate with customers, lenders, processors,
closers and underwriters
- Maintain a high level of customer satisfaction (internal/external)
- Work directly with Chief Retail Officer in the development of new origination/fulfillment policies and procedures
Required Qualifications:
- A positive / abundance mindset and a self-starter approach to tackling challenges as they arise
- Ability to provide excellent customer service (internal/external) in a fast paced and high stress environment
- Advanced knowledge of the mortgage underwriting guidelines, including FNMA/FHLC, FHA, VA, Jumbo, and USDA underwriting guidelines
- Experience working with non-delegated as well as wholesale secondary market loans
- Advanced knowledge of Federal & State regulations governing the mortgage origination process
- Advanced knowledge of documentation required to obtain loan approval
- In-depth understanding of mortgage disclosure and closing documents
- Ability to apply critical thinking to resolve challenges within the mortgage origination process independently
- Availability to work non-traditional office (including occasional evenings and weekends) hours to support Bank Officers as needed
- 3+ years of combined experience across any of the following roles (Processor, Closer, Underwriter, Loan Originator) is preferred but not required
Preferred Qualifications:
- Underwriting experience is preferred, but knowledge of the underwriting process is acceptable
- Proficiency in Microsoft Excel is preferred but not required
- Residency in Colorado or Wyoming is preferred, but not required
Education/Experience:
A bachelor’s degree in a financial services related field is preferred but not required
Language Ability:
Ability to understand complicated situations and communicate them in a succinct and efficient manner. Must be fluent (reading/writing/speaking) in English. The ability to read, write, and speak Spanish is preferred but not required.
Math Ability:
Ability to work with mathematical concepts such as fractions, ratios, percentage, basis points, and proportions.
Reasoning Ability:
Ability to define problems, collect data, establish facts and draw valid conclusions. Able to adjust quickly to different work situations; remain composed under pressure and in stressful situations. Team player who must embrace change and see change as opportunity. Must be willing to express and support management’s ideas to affected staff.
Computer Skills:
To perform this job successfully, an individual must have the ability to adapt to new technological systems such as an LOS, a POS, and various investor portals. Knowledge of Word and Excel is preferred but not required.
Certificates and Licenses:
Accredited Mortgage Processional and/or Certified Mortgage Banker designations are a plus, but not required. Existing NMLS registration/licensing preferred.

Compensation & Benefits:

This role will include both a base salary as well as generous incentive compensation on a per file basis. The base salary range will be between $45,000-$65,000 depending on experience. Incentive compensation range will be between 15-30bps per file, depending on experience and additional factors.
